When focusing on an exclusively residential use of a building, a safe but only average return can be expected. If, however, the focus is shifted to a hybrid use, e.g. from serviced apartments to assisted living, the result is a structure that is adaptable to the market.
During an economic revival, this results in above-average positive returns, while losses are less in a recession. Consequently, only equipment and furnishings need to be differentiated according to the operator concept and adapted to the specific brand. Infrastructural conversion costs, on the other hand, are not required because the building is already geared in its structure to the adaptation of the brands.
Hence, it can be cyclically dynamic and immediately adapted to current needs.
