Berlin/Munich, 2 June 2026 – Staytoo Living, the scalable, technology-enabled living platform with core brands in the PBSA and micro-living segments, has signed a long-term management agreement with a European real estate investor for the operation of a former hotel property in Munich. The first Staytoo residence in Munich is located at Ottobrunner Str. 17–19, 81735 Munich, in the south of the Bavarian capital, and is scheduled to open on 15 October 2026.

The property offers 197 fully furnished studios and shared apartments across a total residential floor area of 5,023 sq m. All-inclusive rents start at €980 per month. With this seventh Staytoo location in Germany, Staytoo Living enters one of the country’s most important university markets for the first time. Staytoo Living GmbH will assume full responsibility for operations, leasing, marketing, and technical and commercial property management on behalf of the owner.

Anja Müller, Managing Director of Staytoo Living, comments:

“Munich was always a question of when, not if, for Staytoo. The city combines some of Europe’s most prestigious universities with one of Germany’s most challenging residential markets. Students increasingly expect more than just accommodation — they are looking for an environment that provides orientation, community, and reliability. That is exactly what Staytoo stands for. With our fully digitalised operating platform and many years of experience, we create high-quality living environments that students trust. We have consistently maintained portfolio occupancy levels of approximately 97 percent across our operating platform, demonstrating the resilience of our model even in highly competitive markets. Our entry into Munich therefore marks a significant milestone in the continued expansion of the Staytoo platform.”

The property features fully furnished studios and shared apartments in various size categories ranging from 17 to more than 35 sq m. Each unit includes a private kitchenette, a combined living and study area, an en-suite bathroom, and high-speed Wi-Fi.

These spaces are designed to support both focused work and community engagement.

Location & Connectivity

Located in Munich’s Ramersdorf district, the property offers excellent connectivity to three leading higher education institutions:

  • Technical University of Munich (TUM)
  • Ludwig Maximilian University of Munich (LMU)
  • Munich University of Applied Sciences

All three institutions can be reached by public transport within approximately 30 to 40 minutes. Munich city center is accessible in around 25 minutes by bus. A bus stop, supermarkets, restaurants, and other daily amenities are located within walking distance.

Strategic Context

With its entry into Munich, Staytoo Living continues its growth trajectory and further strengthens its position within the German PBSA market. The brand targets students, trainees, and young professionals and is currently represented at six locations across Germany: Berlin, Leipzig, Bonn, Kaiserslautern, and two properties in Nuremberg.

Since assuming operational responsibility for the portfolio in 2021, Staytoo has increased average occupancy from 67 percent to more than 97 percent while achieving average rental growth of 19 percent across the portfolio and up to 25 percent at selected assets. These results demonstrate the effectiveness of Staytoo’s technology-enabled operating platform, integrated marketing and leasing capabilities, and in-house property management expertise.
