360 Operator Achieves Positive Business Year in 2024

Berlin, March 28, 2025 – 360 Operator, the platform for commercial and residential operator concepts and brands, continued its growth in 2024, increasing the number of managed units to 15,689 by year’s end. This represents moderate growth of 2.5 percent compared to the previous year. The number of managed properties rose to 91.
Key 2024 project openings include a Stayurban property in Magdeburg, a Tibado Care location in Ellrich, and three establishments operated by 360 Operator’s Curata Group in Bad Oeynhausen and Holzminden. Further openings are planned for 2025 under the Stayurban and Staytoo (student housing) brands, with locations in Berlin, Frankfurt am Main, and Nuremberg among others. By the end of 2024, occupancy for managed Care portfolio properties had increased to 94 percent. In the micro-living segment, occupancy reached 99.0 percent, slightly up from last year’s 98.8 percent.
Further Growth Ahead for 360 Operator
“We evolved strategically in 2024 and, despite tough market conditions, managed to increase the number of units under our management. Looking ahead to 2025 and beyond, we already have several new projects in the pipeline, and our goal is to achieve significant growth in the coming years—whether through individual mandates or entire portfolios,” says Anja Müller, COO of 360 Operator. “Curated micro-living concepts have become a valuable addition to traditional housing. With our range of brands, we offer the right community for every target group—be it students, young professionals, digital nomads, project workers, urban professionals, or even seniors and those requiring outpatient or inpatient care. With steady urban migration and demographic shifts, we expect continued high demand in our managed properties.”
In November 2024, 360 Operator opened the Stayurban Magdeburg in the new Klinke Quarter. The 88 units, ranging from 25 to 111 square meters, feature modern smart home technology as well as balconies or terraces, complemented by communal areas such as fitness rooms, co-working spaces, and a panoramic rooftop terrace. Stayurban Magdeburg mainly targets young professionals, expats, and project staff seeking furnished accommodations with a social element. The property is part of the Klinke Quarter development, which places significant emphasis on sustainability with photovoltaic systems and highly efficient air-to-air heat pumps to reduce CO₂.
In October 2024, 360 Operator secured a management contract with a German family office for 48 apartments in Frankfurt am Main and will introduce the Stayurban brand in the sustainably renovated building. The opening is scheduled for June 1, 2025.
Curata Shows Positive Development
Occupancy in Curata Group’s care and assisted living facilities increased by six percentage points to 94 percent compared to the previous year. Curata also took over three new properties in 2024, adding 176 units: Haus Svenja in the center of Bad Oeynhausen and the Solling and Rosenhof houses in Holzminden. According to the 2025 Care Invest ranking of the top 30 care home operators, Curata Care Holding ranks 23rd with over 35 locations and more than 3,000 beds.
In 2023, 360 Operator launched the Tibado Care day care brand, part of the Curata Group, specializing in outpatient and partially inpatient care. The first location opened in Berlin at launch. Another facility followed in October 2024: in the multi-generational house in Ellrich, Thuringia, a new outpatient care and residential community and a home care service were opened, providing a total of 12 places.
The Stayte and Staynomad: Two New Concepts Expand the 360 Brand Universe
Currently offering a spectrum of twelve operator brands, 360 Operator plans to further expand its portfolio according to market demand. Two new brands, The Stayte and Staynomad, are already in development. The Stayte will offer high-quality, short-term rental apartments enhanced with comprehensive services, targeting business travelers and urban explorers searching for a retreat for career moves, creative projects, or inspiring city breaks. Staynomad, on the other hand, is geared toward a younger target audience; the minimum rental period is one month. Both concepts are classified as commercial accommodations.
Also part of the 360 Operator brand universe: StoreItEasy, the self-storage operator brand for managing urban storage spaces for private users. “With increasing housing costs, the disappearance of cellars in new buildings, greater mobility, and the trend toward short-term stays, tenants are increasingly storing bulky or seldom-used items in self-storage units,” says Rolf Schneider, CEO of 360 Operator. “We see strong growth potential here, especially since the supply in Germany is still well below levels seen in other European countries. That’s why we aim to further scale and significantly expand the StoreItEasy business model.”
